Applying

A Clear Path Through the Hundred Acre Wood

Finding a new home shouldn’t feel like wandering through the forest without a map. At Bear Creek, we’ve created a simple, transparent process so you’ll always know what comes next.

Our screening process focuses on credit, income, rental history, and a brief conversation—no surprises, no hidden twists in the trail.

STEP 01

Tour the Home

Found a den that’s “just right”? Schedule a showing with a Bear Creek team member during business hours, after work, or on the weekend. Great homes don’t wait for perfect timing, and neither do we.

STEP 02

Submit Your Application

One application. Plenty of possibilities. Apply online or in person for $50 per adult applicant. Most applications receive a decision within 10–24 hours, and your application can be used for any Bear Creek rental home for 60 days.

STEP 03

Sign Your Lease

Oh, bother... you’re almost home! Once approved, you can sign your lease electronically, submit your security deposit and first month’s rent by ACH or credit card, and prepare for move-in day.

STEP 04

Pick Up Your Keys

The adventure begins. Meet with your property manager for a move-in walkthrough, receive your keys, parking information (if applicable), and a printed welcome packet with everything you need to know about your new home.

Application Criteria

What We Look For — No Heffalumps, No Surprises

At Bear Creek, we believe the best rental experiences start with clear expectations. That’s why we use the same screening criteria for every applicant and are happy to explain our process upfront.

If you don’t qualify under one of the criteria below, don’t worry. Give us a call. We’ll explain what factors affected the decision and discuss whether a co-signer, additional documentation, or another solution may help.

Simple standards. Fair evaluations. Clear communication. That’s the Bear Creek way.

Credit Score

A credit score of 640 or higher is preferred. Our screening process may include credit history, eviction records, employment verification, prior landlord references, Patriot Act screening, and criminal background checks. Each application is reviewed individually.

Income Requirements

Applicants should demonstrate gross monthly household income of approximately two times the monthly rent. For self-employed applicants, we typically request two years of tax returns or other supporting income documentation.

Rental History

We look for at least one positive landlord reference and a history of responsible tenancy. Prior evictions may affect eligibility.

Background Screening

Criminal background information is reviewed on a case-by-case basis. We do not automatically deny applicants solely based on a background check.

Pets

Every den has its own rules. Pet policies are determined by the individual property owner. Many properties welcome pets and may require a pet deposit, monthly pet rent, or both. Service Animals and Emotional Support Animals are not considered pets and are handled in accordance with applicable laws.

Co-Signers

Sometimes a little help from a friend makes all the difference. Co-signers are accepted in many situations when an applicant falls short of a qualification requirement. Students and first-time renters will generally be required to provide a qualified co-signer.
