Four Things Promised. Four Things Delivered.

At Bear Creek, we don't believe in making promises we can't keep. Like a grizzly protecting its territory, we take our responsibilities seriously. These are the four commitments we make to every owner we serve.

Promise #1 — Reporting That Respects Your Time

A wise bear always knows how much honey is in the jar. Owners receive detailed monthly statements on the 25th of each month, available both by email and through the Owner Portal. You'll have access to line-item income and expense reporting, year-to-date financials, maintenance records, lease documents, and year-end statements for your accountant. We also provide 1099 reporting and Profit & Loss statements upon request.

Promise #2 — Worry-Free Maintenance Coordination

Your money remains your money. We contact you for approval before authorizing repairs unless you've established a spending threshold for routine maintenance. If an emergency occurs and you're unavailable, we'll use our experience and best judgment to protect your property and minimize damage.

We work with licensed, bonded, and trusted local contractors, along with qualified handymen for smaller projects. Every invoice and receipt is documented and included with your statements for complete transparency. No repair markups. No hidden fees. We can even assist with insurance claims from start to finish.

Promise #3 — Professional Tenant Relationships

A healthy den requires mutual respect. We treat every tenant with professionalism, dignity, and appreciation while remembering that our fiduciary responsibility remains with our owners.

From lease signing to move-out, we strive to provide responsive communication and fair treatment. Lease renewal discussions begin approximately 30 days before expiration, tenant concerns are documented and addressed promptly, and all significant communications are maintained in writing. When rent issues arise, we follow Arizona law, including required notices and coordination with qualified local attorneys when eviction becomes necessary.

We do more than collect rent and coordinate repairs. We actively help owners make informed investment decisions.

Through annual rent reviews, market analysis, and ongoing property evaluations, we help identify opportunities to improve performance and maximize returns. When major repairs, upgrades, or capital improvements become necessary, we'll provide honest recommendations and discuss the potential impact on your investment. As market conditions change, we'll keep you informed so you can make decisions that align with your long-term goals.

Photo-Documented Inspections

Monthly drive-by inspections and comprehensive interior and exterior inspections at lease renewal time. Written reports and photo documentation on each Annual Inspection.

Statements on the 25th

Detailed monthly statements are emailed on the 25th of every month and available through your Owner Portal. Every dollar in. Every dollar out. Complete with year-to-date reporting and Profit & Loss statements.

Monthly Disbursements

Owner distributions are processed monthly, with a target disbursement date of the 10th. Year-end statements and 1099 reporting are included as part of our management services.
