Eight Responsibilities We Take Off Your Paws

At Bear Creek, we believe property ownership should be rewarding—not overwhelming. Our team handles the day-to-day responsibilities of managing your investment so you can spend less time worrying about your property and more time enjoying the results.

Professional Marketing & Maximum Exposure

Professional photography and Drone work if requested. MLS on request. Advertising on our website, Craigslist, Zillow, Trulia, Apartments.com, Realtor.com, social media, and many other web based platforms — We also pull from our own pre-screened Prescott-area renters who are on a wait list or actively looking for a home to rent.

Comprehensive Tenant Screening

Comprehensive Screening: Credit (640+ preferred), eviction, employment, prior-landlord, Patriot Act, and criminal-record checks. Income verification at approximately 2× the amount of the monthly rent. Co-signers are accepted in many situations when an applicant falls short of a qualification requirement. Students and first-time renters will generally be required to provide a qualified co-signer.

Lease Preparation & Signing

Arizona-compliant, AAR lease drafted to your specifications. Bed Bug Addendum, Crime Free Addendum, Eviction Addendum, Mold Addendum and open enrollment options into the "Second Nature" Program. Mandatory Renter's Insurance, E-signature, digital storage, and a printed copy of the lease and lease renewals mailed to you.

Rent Collection & Accounting

Tenants pay through the online portal, by drop-off, or by mail. Owner funds are disbursed monthly. Rents are due on the 1st; late fees are assessed beginning on the 5th. Monthly comprehensive financial statements are emailed on the 25th with P&L. Year-End P&L reports for distribution to your tax preparer at the end of the year.

Maintenance Coordination

Our 24/7 emergency line is answered by a live staff member 24/7. We do not use a call center. We call you for approval before every repair and for authorization to move forward. We will not spend your reserve funds unless directed to do so. If you set a threshold, we follow your direction. Licensed local contractors, and highly qualified and experienced handymen are available 24/7 and for emergencies.

Tenant Communication & Lease Renewals

We reach out to tenants 30 days before the lease ends to schedule an inspection and to initiate a lease renewal. If disagreements come up between a tenant and manager, owner or another tenant, we handle the disagreement in office. Every significant exchange is documented in writing.

Rent Enforcement & Eviction Coordination

We handle rent collection and issue the legally required "Five-Day Notice to Pay or Quit" when rent is late. If the tenant does not pay within those 5 days, the matter is turned over to a local attorney who handles the Forcible Detainer Action/Eviction for you.

Property Oversight & Owner Support

Move-in / move-out Inspections with photos is standard protocol. Tenant(s) is required to sign a move in inspection report at move in — this documentation is our comparable to the condition of the property at move in and at our documented move out inspection. Monthly drive-by exterior checks and a full interior/exterior inspection at lease-renewal is done before a lease renewal is initiated.
