What does Bear Creek charge for property management?

Accepted Answer

Tenant Placement (Minimal Service): One month's rent (one-time fee). Full Management: Prescott Area: 10% of monthly collected rent; Outside the Prescott Area: 11% of monthly collected rent. Investor Discount Program: First Property: 10%; Second Property: 9%; Additional Properties: 8%; No limit on the number of properties enrolled. A one-time setup fee of $200 applies to all new management accounts. We never mark up repair invoices or add surprise maintenance fees.

Is there a long-term contract?

No bear traps here. Our Management Agreement begins with an initial one-year term and automatically converts to month-to-month thereafter. If you decide Bear Creek is no longer the right fit, simply provide 30 days' written notice and we'll coordinate a smooth transition of your property, tenant records, and documentation. No exit fees. No cancellation penalties. No growling.

Question 3

When do I get paid each month?

Like clockwork. Rent is due from tenants on the 1st of each month, with late fees assessed beginning on the 5th when applicable. Owner disbursements are processed monthly, and we strive to have funds deposited by the 10th of each month. You'll also receive: Itemized Monthly Statements, Year-to-Date Financial Reporting, Profit & Loss Statements, Year-End Statements and 1099 Reporting. Monthly statements are emailed on the 25th and remain available through your Owner Portal.

How does maintenance approval work?

Your property. Your money. Your decision. Bear Creek contacts you before spending your money unless you've provided written authorization for a routine maintenance threshold. For example, if you authorize repairs under $200, we'll handle those items without disturbing you and contact you for anything above that amount. The only exception is a true emergency involving health or safety concerns, active property damage, or situations requiring immediate action to prevent larger losses. In those situations, the Bears step in immediately to protect your investment and notify you as soon as possible. No repair markups. No surprise invoices. Just honest communication and transparent maintenance management.

What happens if my tenant doesn't pay rent?

We don't hibernate when rent is late. Bear Creek handles rent collection and monitors all tenant accounts. If a tenant fails to pay, we issue the legally required Arizona 5-Day Notice to Pay or Quit and communicate directly with the tenant regarding their balance. If payment is not received within the legal timeframe, the matter is turned over to one of our trusted local attorneys who handles the eviction process on your behalf.

How long does it take to get my property rented?

Every property and market cycle is different, but most bears don't sit idle for long. On average, we place a qualified tenant within approximately 14 days of the property becoming market-ready. Before marketing begins, we typically spend 7–10 days preparing the property, gathering photos, creating listings, and launching our advertising campaign. From the day you sign your Management Agreement to the day your first rent payment arrives, most owners can expect a timeline of approximately 30–45 days, depending on property condition, pricing, seasonality, and market demand.

Do you mark up maintenance work?

Absolutely not. At Bear Creek, we make our living through property management—not by profiting from repairs. All contractor invoices pass directly through to owners at the exact amount billed. There are no repair markups, administrative surcharges, or hidden maintenance fees. Every invoice is documented and available through your Owner Portal, providing complete transparency on every repair completed at your property.

I live out of state. Can Bear Creek still manage my property?

Absolutely. Many of our owners live far from Prescott. In fact, approximately one-third of our owners live outside Northern Arizona. We've built our systems around remote ownership by providing: itemized monthly statements emailed on the 25th, monthly owner disbursements (we aim for the 10th), online Owner Portal access, photo-documented inspections, electronic document signing, phone, email, and portal communication.

How do I apply for one of your rentals?

Accepted Answer

Finding your next home shouldn't feel like wandering through the woods. Applications are completed online through our secure application portal. The application fee is $50 per adult applicant (18 and older). Once submitted, most applications are reviewed and processed within 10–24 hours. Your application remains valid for 60 days and can be used on any available Bear Creek property during that period.
